NEW HOURS OF OPERATION!:The Villa is currently booked for the 2008 season until September 1st, after which time we will operate strictly as a vacation rental until further notice. This means individual room rentals and Bed & Breakfast accommodations will not be available. We apologize to our guests and potential guests who wished to visit the property as a B&B, but hope you'll gather some friends or family members and take advantage of the chance to book the Villa for your own private getaway. policies
  • The Villa at Saugerties operates as a Bed & Breakfast from mid-May until September 1. From September until May, the property is available as a private vacation rental only. During this time, reservations are accepted on a weekly, monthly or seasonal basis. Stays of two nights or more are also accepted when available. High season (June-October), holiday and HITS vacation rental rates will vary. For more information email upstatevilla@aol.com.
  • Breakfast served from 8:30-9:30am during B&B stays.
  • Housekeeping every other day during B&B stays.
  • Check in: 3-10pm; Check-out: 11am.
  • Two-night minimum required on weekends. Three-night minimum on all major holidays and holiday weekends unless otherwise specified. 4-night minimum over HITS weekends. Weekly, monthly or seasonal rentals required from September 1 through the mid-May.
  • Reservations are taken on a first come/first served basis. Credit card required to guarantee reservation (This means rooms will not be held for any length of time unless a credit card number has been received). 7-days advance notice of cancellation or changes is required in order to avoid penalties in the FULL AMOUNT of your stay. Because we are such a small facility whose survival depends on the guarantee of our bookings, THERE ARE NO EXCEPTIONS TO THIS POLICY, INCLUDING WEATHER-RELATED ISSUES AND UNEXPECTED HEALTH PROBLEMS. Repeat, NO EXCEPTIONS. Since we are not able to protect you from unforeseen events, we suggest purchasing travel insurance. Terms of three nights or more, multiple-room bookings and vacation rentals are subject to a longer notice of cancellation based on the time of year and length of stay. See next item for HITS cancellations.
  • *HITS (Horse Shows in the Sun) periods require a 4-night minimum stay whether booking a B&B period or Vacation Rental period. 3-night minimum stay is required for Marshall & Sterling League event. Credit card required to guarantee reservation (This means rooms will not be held for any length of time unless a credit card number has been received). 30-days advance notice of cancellation or changes is required in order to avoid penalties in the full amount of your stay. Because we are such a small facility whose survival depends on the guarantee of our bookings,THERE ARE NO EXCEPTIONS TO THIS POLICY, INCLUDING WEATHER-RELATED ISSUES, UNEXPECTED HEALTH PROBLEMS OR SWITCHING SHOW DATES. Repeat, NO EXCEPTIONS. Since we are not able to protect you from unforeseen events, we suggest purchasing travel insurance.
  • Children under 12 years old permitted in the Studio only for B&B visits; all ages are permitted for vacation rentals.
  • Smoking permitted outside.
  • Local phone service provided in common area (please note: cell phone reception is intermittent in our area, but reliable in town).
  • Wireless internet available.
  • Gift certificates are valid up to one year from time of purchase. NO EXCEPTIONS.
